Painting and Decorating Condition Surveys
Decorating Condition Surveys provide an assessment and ongoing monitoring of building decoration and surfaces. Artisan Painting & Decorating undertakes detailed surveys, inspections and appraisals of existing decorative finishes, principally provided by Andrew Bradley, MSc – Historic Building Conservation.
A decorating survey will document the current condition of decorated surfaces for future reference, offer insight into areas that could require closer monitoring, and identify potential preventative maintenance or repair work. Where relevant, we will provide paint analysis, conservation and remediation advice, always with consideration towards preserving historic paint and wallpaper where they might exist.
Conservation survey
If you are the custodian of a listed or historically important building, a non-invasive decorating condition survey will provide important information for the preventive care of historic decoration and future maintenance of the property, identifying (and sometimes dating) materials and techniques. We can also arrange a more in-depth (invasive) and analytical survey that can help to determine historic paint colours, paint types and, potentially, when these may have been applied.
Operators of public venues should also consider the importance of building maintenance surveys for the benefit of management, safety and insurance purposes.
How the inspection works
Request a date and quotation by providing the building location and survey requirements when you contact us. Access and equipment for working at height is usually required. This should be provided or requested to be added to the cost of the painting and decorating condition survey at the quotation stage. The time required to complete the survey will vary according to size and location(s) and will be estimated as part of the quotation.
Conducting the survey, the surveyor will visually inspect all surfaces and materials used to decorate the space, recording finishes and processes along with current condition, any deterioration or damage, its probable causes and potential rectifications. Additionally, investigate and research any overpainted or lost decorative schemes. These findings are summarised in a report, compiled and supplied some days after the survey is completed.
The condition and analysis report
We will issue a document detailing the painting and decorating condition survey activity. The report will include photographs, annotations and comments from the decorating surveyor to provide a complete overview of the space inspected. Where repeat inspections are undertaken, over time this will formulate a thorough assessment of the performance and condition of your buildings decorating, offering you potential improvements in maintenance budgetary planning and scheduling – as well as a clear understanding of the materials and processes. These surveys can be used to apply for grant funding, faculty applications and for competitive tendering.
